# Pay Splits: Set How Much Each Inspector Earns

> Set up pay splits in Hive Inspect so each inspector's pay is worked out for every inspection: flat fees or percentages with a company threshold, per service and add-on, shared jobs, discounts, distance fees and who can see payouts.

In the dashboard: **Business Tools → Pay-splits**, or the **Pay-splits** button on the **Teams** page.

**Pay splits** tell Hive how much each inspector earns from the jobs they do. You set a rule for each inspector and each service or add-on, such as "Jordan gets 40% of a Home Inspection after the first \$100" or "Sam gets \$50 for every Radon Test". From then on, Hive works out each inspector's payout on every inspection they're assigned to.

You see the results on the [Payout Report](/how-tos/payout-report), on each inspection, and, if you allow it, your inspectors see their own pay on **My Payouts** and in the mobile app.

> [!NOTE]
>
> Pay splits work out what you owe your inspectors. They don't pay anyone: pay your inspectors the way you do today, then click **Mark Paid** on the [Payout Report](/how-tos/payout-report#mark-payouts-paid) so Hive locks those payouts.

## Who can set up pay splits

* **The account owner** always can.
* **Anyone else** needs the **Manage Team** permission (**Teams → Manage**). See [What each permission does](/settings/team-settings#what-each-permission-does).

Without it, the page shows **Access Denied: You don't have permissions to manage pay-splits.** The **Pay-splits** card under **Business Tools** only shows for people who can open **Business Tools**.

You can give pay rules to the owner and to sub-inspectors. Support staff can't be assigned to inspections, so they aren't listed. A team member you deactivated stays on the list with a **Deactivated** badge, their rules and past payouts, but has no **Add Split** button and isn't offered in **Assign by Service**.

## How a payout is worked out

Each rule covers **one inspector** and **one service or add-on**. A rule is one of two types.

### Flat Fee

The inspector gets a fixed amount whenever the inspection includes that service or add-on, whatever its price. Example: **\$50.00 flat fee** for Radon Testing pays \$50 on every inspection with Radon Testing.

### Percentage

The inspector gets a percentage of the service amount, after the company keeps a first share, called the **threshold**. The threshold is either a **Fixed Amount** or a **Percentage**:

| Rule | On a \$600 Home Inspection | Inspector gets |
| - | - | - |
| 40% after first \$100 | Company keeps \$100, 40% of the remaining \$500 | **\$200.00** |
| 35% after first 10% | Company keeps 10% (\$60), 35% of the remaining \$540 | **\$189.00** |
| 50% after first 0% | No threshold, 50% of \$600 | **\$300.00** |
| 40% after first \$700 | The threshold is more than the price | **\$0.00** |

### One inspection, several lines

Hive works out each service and add-on on the inspection separately, then adds them up. For example, Jordan's rules are **40% after first \$100** for Home Inspection and **\$50.00 flat fee** for Radon Testing:

| Line | Service amount | Jordan's rule | Payout |
| - | - | - | - |
| Home Inspection | \$525.00 | 40% after first \$100 | \$170.00 |
| Radon Testing | \$150.00 | \$50.00 flat fee | \$50.00 |
| Sewer Scope | \$175.00 | No rule | \$0.00 (**No split configured**) |
| | | **Jordan's payout** | **\$220.00** |

A service or add-on with no rule for that inspector pays **\$0** and is flagged **No split configured**, so you can spot it and add a rule.

### What the service amount includes

The service amount is what the client pays for that line:

* **The service's base price plus its modifiers**, such as square footage, age of home or distance fees. Each modifier counts toward the service or add-on it belongs to. See [Price modifiers](/how-tos/price-modifiers).
* **An add-on is its own line**, with its own price, modifiers and rule. An add-on doesn't count toward its service's amount.
* **Minus its share of any discount.** A discount code or a negative custom line is spread over all the lines in proportion to their price. Turn on [Ignore discounts](#ignore-discounts-when-calculating-pay-splits) to pay on the full price instead.
* **Not included:** tax, positive custom fees, urgent or rush fees, and the card [technology fee](/how-tos/technology-fee). They never go to an inspector.

Prices you edited by hand on the inspection count at the edited amount. Payouts are rounded to the cent.

### Two or more inspectors on one inspection

By default, a rule is the payout for the **job**, shared equally. With two inspectors, each gets half of what their own rule works out to. With three, a third.

On a \$600 Home Inspection where both inspectors have **40% after first \$100**, the job pays \$200, so each inspector gets **\$100**. If their rules differ, each one's own rule is worked out on the full \$600 and then divided by the number of inspectors.

To pay every inspector their full rule instead, turn on [Each inspector receives the full split on shared inspections](#each-inspector-receives-the-full-split-on-shared-inspections).

## The Pay-splits page

![The Pay-splits page: Configure how payouts are distributed to your team, with Assign by Service, View Payouts and Back to Teams buttons. Three cards follow. At the top:

* **Assign by Service** gives the same rule to several inspectors at once. See [Give several inspectors the same rule](#give-several-inspectors-the-same-rule).
* **View Payouts** opens the [Payout Report](/how-tos/payout-report).
* **Back to Teams** returns to the **Teams** page.

Below come the four company-wide [payout rules](#company-wide-payout-rules), then **Team Pay-split Configurations**: one row per owner and sub-inspector, with a badge showing how many rules they have.

![Team Pay-split Configurations: 3 team members eligible for pay-splits. Alex Rivera (Inspector) with an Add Split button, and Jordan Lee (Sub Inspector, 5 splits) opened. Under Jordan, Home Inspection with 2 add-ons and the rule 40% after first \$100.00 with pencil and trash buttons, and under it the add-ons Radon Testing (\$50.00 flat fee) and Sewer Scope (50% after first 0%), each with pencil and trash buttons](https://mintcdn.com/hiveinspect-43c85ed1/OtDY0-4kpqtt5GEL/images/how-tos/pay-splits-team.png?fit=max\&auto=format\&n=OtDY0-4kpqtt5GEL\&q=85\&s=ba81c2c7e446f9054a12e37c0d4661e4)

Click an inspector to open their rules. Rules are grouped by service, with each service's add-on rules underneath. Click the arrow next to a service to show or hide its add-ons. A service that only has add-on rules shows **No service split**.

## Add a rule for one inspector

1. Click **Add Split** on the inspector's row.
2. Under **Select Services & Add-ons**, pick one or more **Services** and **Add-ons**. Each menu shows the names you picked, and a badge such as **1 service** or **2 services, 1 add-on** counts them. Services and add-ons that already have a rule for this inspector aren't listed.
3. Under **Split Type**, choose **Flat Fee** or **Percentage**.
   * **Flat Fee:** type the **Amount**.
   * **Percentage:** type what the **Inspector Receives** (0 to 100), then under **After company keeps first (threshold)** choose **Fixed Amount** or **Percentage** and type it. Use 0 for no threshold.
4. Check the **Example Calculation**, which shows the payout on a \$500 service.
5. Click **Create Pay-split** (or **Create 3 Pay-splits** when you picked several). Every service and add-on you picked gets the same rule.

![The Add Pay-split for Sam Patel window: Configure how this team member receives payouts for services. Select Services & Add-ons with a 1 service badge, the Services picker showing Pre-Listing Inspection and an empty Add-ons picker, Split Type set to Percentage, Inspector Receives 35%, After company keeps first (threshold) set to Fixed Amount \$100, and an Example Calculation (\$500 service): Company keeps first \$100.00, Remaining \$400.00, Inspector receives 35%: \$140.00. When more than one inspector is on an inspection, this amount is split equally between them: two inspectors get half each. Below it: Saving updates this inspector's unpaid payouts on every inspection with these services, past and upcoming. Paid payouts and amounts edited by hand stay as they are. Cancel and Create Pay-split buttons](https://mintcdn.com/hiveinspect-43c85ed1/OtDY0-4kpqtt5GEL/images/how-tos/pay-splits-add.png?fit=max\&auto=format\&n=OtDY0-4kpqtt5GEL\&q=85\&s=b0cab4173732f1e0f1f7740a7c881bc0)

The example shows one inspector on a \$500 service. The note under it says what happens on a shared job: split equally (two inspectors get half each), or the full amount to each when the full-split rule is on. Under the example, the window reminds you that saving updates this inspector's unpaid payouts.

## Give several inspectors the same rule

**Assign by Service** sets one rule for several inspectors and services in one go, for example \$175 for every Home Inspection, for all your sub-inspectors.

1. Click **Assign by Service** at the top of the page.
2. **Services:** pick the services and add-ons, then click **Next**.
3. **Inspectors:** pick the team members, then click **Next**.
4. **Configure:** choose **Flat Fee** or **Percentage** and fill it in like a single rule. The banner shows how many rules you're about to save, such as **Applying to 1 service × 2 inspectors = 2 pay-splits**.
5. Click **Create 2 Pay-splits**. You see **Created 2 pay-splits**, or **Created 1 and updated 1 pay-splits**.

![The Assign Pay-splits by Service window on step 3, Configure, after the Services and Inspectors steps: Applying to 1 service × 2 inspectors = 2 pay-splits. Existing pay-splits for the same combinations will be updated. Split Type Flat Fee, Amount \$175, Each inspector receives this fixed amount for each confirmed inspection that includes it, an Example Calculation showing Inspector receives: \$175.00 with the note that two inspectors get half each, the note that saving updates these inspectors' unpaid payouts while paid payouts and hand edits stay, and Back and Create 2 Pay-splits buttons](https://mintcdn.com/hiveinspect-43c85ed1/OtDY0-4kpqtt5GEL/images/how-tos/pay-splits-by-service.png?fit=max\&auto=format\&n=OtDY0-4kpqtt5GEL\&q=85\&s=e3c9586da873c61f42d8fda414139226)

> [!WARNING]
>
> **Assign by Service replaces existing rules.** If an inspector already has a rule for a service you picked, it's overwritten with the new one. **Add Split** on one inspector never overwrites; it only lists services without a rule.

## Change or delete a rule

* **Change:** click the pencil next to the rule, change the type or amounts, and click **Update Pay-split**. You can't move a rule to a different service; delete it and add a new one.
* **Delete:** click the trash can, then **Delete** in **Delete Pay-split?**. That service then pays this inspector \$0.

> [!WARNING]
>
> **Adding, changing or deleting a rule recalculates that inspector's unpaid payouts on every inspection they're assigned to, past ones included.** Amounts you edited by hand on those payouts are kept, and payouts you've marked paid are never changed. The rule window and the delete confirmation both say this before you save. Hive does this in the background, so the Payout Report may take a minute to catch up.

## Company-wide payout rules

Four switches at the top of the page apply to your whole company. All of them start off. Flipping one asks you to confirm.

![The confirmation Turn on full payout per inspector? This recalculates pending payouts on inspections with more than one inspector. Payouts you edited by hand are left as they are (use Recalculate on an inspection to apply the rule there). Paid payouts are never changed. Cancel and Turn on buttons](https://mintcdn.com/hiveinspect-43c85ed1/OtDY0-4kpqtt5GEL/images/how-tos/pay-splits-confirm-rule.png?fit=max\&auto=format\&n=OtDY0-4kpqtt5GEL\&q=85\&s=31572ea9bb18a13b09b6c139b3a32aa5)

When you turn one of the first three on or off, Hive recalculates the unpaid payouts that rule can change and shows **Setting saved. Recalculating pending payouts...**. Payouts you edited by hand, and payouts marked paid, are left alone. To apply the rule to one of those, use **Recalculate** on the inspection. See [Recalculate an inspection](/how-tos/payout-report#recalculate-an-inspection).

### Each inspector receives the full split on shared inspections

Under **Multi-inspector payouts**.

* **Off (default):** the rule is shared equally. A 30% rule on a two-inspector job pays 15% to each.
* **On:** every inspector on the job gets their full rule. A 30% rule pays 30% to each.

Turning it on or off recalculates inspections with more than one inspector.

### Ignore discounts when calculating pay-splits

Under **Payout calculation rules**.

* **Off (default):** discount codes and negative custom lines lower the service amount, so the inspector shares the discount. A \$500 inspection with a \$50 discount pays on \$450.
* **On:** the inspector is paid on the price before the discount, so the company absorbs the whole discount.

Turning it on or off recalculates inspections that have a discount.

### Give 100% of distance-based modifier additional fees to inspector(s)

Under **Payout calculation rules**. This is for travel fees from the four distance modifiers: miles or kilometers from your company address or from the inspector's address. See [Distance modifiers](/how-tos/price-modifiers#distance).

* **Off (default):** the distance fee is part of the service amount and is split by the rule like the rest of the price.
* **On:** the inspector gets the whole distance fee on top of their rule. The rule, threshold included, runs on the rest of the price.

For example, a \$500 Home Inspection with a \$40 distance fee and a rule of 40% after first \$100: off, the inspector gets 40% of \$440 = \$176. On, they get 40% of \$400 = \$160, plus \$40 = \$200.

The fee is only paid when the inspector has a rule for that service or add-on. On a shared job, it's divided like the rest of the payout unless the full-split rule is on. Turning this on or off recalculates inspections that have modifiers.

### Show inspectors their own payouts

Under **Inspector visibility**.

* **Off (default):** only you and team members with **Manage Team** see payouts.
* **On:** every team member can see their own payout, never anyone else's: on the **My Payouts** page, on each inspection they're on, and on the inspection summary in the mobile app. See [My Payouts](/how-tos/payout-report#my-payouts).

This switch only controls who can see payouts; it doesn't change any amounts. Set everyone's rates before you turn it on, so nobody sees \$0.

![The confirmation Turn on showing inspectors their payouts? Team members without Manage Team access will see their own payout, never anyone else's, on the My Payouts page, on each inspection and in the mobile app. Set their pay rates first so they don't see \$0. ## When Hive calculates payouts

Hive keeps each unpaid payout up to date on its own. It recalculates when:

| What happens | What Hive does |
| - | - |
| An inspector is assigned to an inspection (by you, the online booking widget or the scheduler) | Works out a payout for every inspector on it |
| An inspector is removed from an inspection | Deletes that inspector's unpaid payout and recalculates the others (a shared job now divides by fewer) |
| Everyone is removed from an inspection | Deletes all its unpaid payouts |
| You change the price on the inspection page (add or remove a service or add-on, a modifier, a discount or a price edit) | Recalculates the payouts on it and keeps hand edits |
| The client adds or removes services or add-ons on their review page | Recalculates the payouts on it and keeps hand edits |
| A reschedule changes the price (for example a weekend or distance fee) | Recalculates the payouts on it and keeps hand edits |
| You add, change or delete a rule | Recalculates that inspector's payouts on all their inspections and keeps hand edits |
| You flip a company-wide rule | Recalculates the payouts that rule changes; a payout with a hand edit is left as it is (if the flip changed its share, the next recalculation drops the edit) |
| You click **Recalculate** on the inspection | Asks first, then recalculates the payouts on it and replaces hand edits |
| You delete the inspection | Its unpaid payouts disappear from every report. Payouts marked paid stay, labeled **Inspection deleted** |

**What "keeps hand edits" means:** an amount you typed for a service or add-on stays on that service or add-on. A line that's new (for example an add-on the client just added) gets its calculated payout, and an edit on a line that's no longer on the inspection goes away with it. An edit also goes when its share changes: the job is now split between a different number of inspectors, for example a second inspector joins, or the full-split rule is flipped on a job that has more than one. You set it for the old share. Otherwise only **Recalculate** replaces hand edits, and you can undo one yourself by typing the calculated amount back in.

**Payouts marked paid are locked.** None of the above changes or removes them. Mark one unpaid on the Payout Report if it needs to change. See [Mark payouts paid](/how-tos/payout-report#mark-payouts-paid).

Payouts are worked out for every inspection with an assigned inspector and a price, whatever its status, so drafts and quotes get one too. But only **Confirmed** inspections count on the Payout Report, My Payouts and the payout card: a draft, quote, waiting booking or canceled inspection isn't owed. Canceling or deleting an inspection takes its unpaid payouts off the report; a payout you'd already marked paid stays there as a record.

## Common questions

> **Who can set up pay splits?**
>
> The account owner, and team members with the **Manage Team** permission. They also see the Payout Report and can edit payouts.

> **Why does an inspector show zero for a service?**
>
> They have no rule for that service or add-on, so it shows **No split configured**. Add one with **Add Split**. A percentage rule also pays \$0 when the threshold is higher than the service amount.

> **How is pay split when two inspectors do one inspection?**
>
> Each inspector's rule is worked out on the full price, then divided by the number of inspectors. To pay each one their full rule, turn on **Each inspector receives the full split on shared inspections**.

> **Does the inspector's pay include travel or distance fees?**
>
> By default, distance fees are part of the service amount, so they're split by the rule. Turn on **Give 100% of distance-based modifier additional fees to inspector(s)** to pass the whole fee to the inspector.

> **Do discounts lower the inspector's pay?**
>
> Yes, by default. A discount is spread over every line of the inspection, so each inspector shares it. Turn on **Ignore discounts when calculating pay-splits** to pay on the full price.

> **Are tax and the card fee paid to inspectors?**
>
> No. Tax, the card technology fee, positive custom fees and rush fees are never part of a service amount.

> **Can I give one inspector a different rate for one inspection?**
>
> Yes. Edit that payout on the Payout Report or on the inspection. The edit stays when the price or the rules change later; only **Recalculate** on that inspection replaces it. Marking the payout paid locks it completely.

> **I changed a rule. Do past payouts change?**
>
> Unpaid ones do. Adding, changing or deleting a rule recalculates that inspector's unpaid payouts on every inspection they're assigned to, past ones included. Amounts you edited by hand stay. Payouts marked paid never change, so mark your last pay run paid before you change rates.

> **Can I mark a payout as paid?**
>
> Yes, on the Payout Report: **Mark Paid** for one inspector, **Mark All Paid** for everyone, or the pencil on a payout then **Mark as Paid**. Hive doesn't send the money; it records that you paid and locks the payout. See [Mark payouts paid](/how-tos/payout-report#mark-payouts-paid).

> **Can my inspectors see what they earn?**
>
> Only if you turn on **Show inspectors their own payouts**. Each person then sees only their own payout, on **My Payouts**, on their inspections and in the mobile app.

> **Why can't I add a rule for a team member I deactivated?**
>
> Hive doesn't take new rules for someone you deactivated: their row shows **Deactivated** and has no **Add Split** button, and they aren't offered in **Assign by Service**. Their existing rules and past payouts stay. Reactivate them first if they're coming back. See [Team settings](/settings/team-settings).
