Creating a Re-Inspection Report
1. Introduction to Re-Inspection Reports 0:00- A re-inspection report is created when a client requests a follow-up inspection after addressing original defects.
- The purpose is to assess the work done on the property.
- Navigate to Business Tools > Service & Fees.
- Ensure you have added a re-inspection service.
- No template is needed; a re-inspection specific agreement may be required.
- Locate the original inspection report for which you want to create a re-inspection.
- Click ‘Edit Report’ on the original inspection.
- Identify the defect (e.g., Active Leaking Pipe) that needs re-inspection.
- Click the three dots and select ‘Generate Re-inspection’.
- The system will auto-populate client and property information.
- Choose the re-inspection service.
- Set the date and time for the re-inspection.
- Automations will trigger based on your settings.
- Open the re-inspection report in the web editor.
- Access all narratives from the original report, not just the enabled defects.
- Change the status of the defect (e.g., to ‘Resolved’).
- You can categorize the status as ‘Unsatisfactory’ if the issue was not satisfactorily resolved.
- Add notes regarding the current observation.
- Upload new photos if applicable.
- Access the re-inspection report on mobile.
- View original photos and add new observations.
- Clients will see the defect status (e.g., ‘Resolved’).
- They can view original and new notes, as well as photos.
- The report is available in PDF format, showing original findings and resolved status.
- The re-inspection report provides a comprehensive view of the original defects and the current status after repairs.
Pro Tip: When conducting re-inspections, photograph repaired items from the same angle as your original photos whenever possible. This makes before/after comparison immediately obvious to clients and provides compelling visual evidence of repair completion (or lack thereof).
Business Tip: Re-inspections are not only a service to clients but also a valuable revenue stream. Market this service proactively to realtors and past clients. Many inspectors find that re-inspections have higher profit margins than original inspections due to focused scope and shorter duration.
