A repair addendum (sometimes called a repair request list) is the document a buyer’s agent sends to the listing agent after the inspection, listing the defects the buyer wants repaired or credited. Hive Inspect lets the realtor build that list directly from your published report, so they never have to retype findings or forward the whole report to the other side.

Creating a repair addendum from your inspection report

Who uses it

  • Buyer’s agents build the addendum from the client portal after you publish the report.
  • Inspectors don’t need to do anything beyond publishing. Offering this tool is a selling point when you market to realtors, because it saves them an hour of manual work per transaction.

How a realtor creates a repair addendum

1

Open the report from the client portal

From the report link you sent, the agent opens the Report Selection page and picks the inspection report. Defects are color-coded by severity, so the most important items stand out.
2

Add defects to the list

Next to each defect is an option to add it to the repair list. The agent picks only the items they want to negotiate; everything else stays out of the addendum.
3

Request a repair or a credit

For each item the agent chooses whether to ask for the repair itself or for monetary compensation, and can enter a dollar amount and a comment.
4

Generate the PDF

Click Create Repair Addendum. Hive Inspect produces a PDF summary that includes each selected defect, its photos, the requested action, and the agent’s comments, ready to attach to the purchase agreement.
Realtors usually prefer to send only the defect list to the listing side rather than the full inspection report. Mention the repair addendum tool in your follow-up emails to agents; it’s one of the easiest ways to get repeat referrals.
